With over 40 offices nationwide and through our extensive network of clients, alliance partners and real estate and financial contacts, we often become aware of potential Brownfield sites available for redevelopment. Many of these sites we have worked on and have considerable information about their environmental status. Some are true Brownfield sites, where past site uses must be considered during development. Others are merely located near sites where prior activities may have adversely affected the environment. Potential candidate sites for redevelopment are posted on a “SCS Secure” http://www.scs-secure.com/ list server called Share Candidate Sites. The purpose of the list server is to share potential opportunities for the redevelopment of environmentally impaired real estate assets. Developers and investors subscribing to this list server identify opportunities that may meet their site selection and market redevelopment criteria. Alternatively, developers and investors are encouraged to post sites that they are aware of but have no interest in. These sites may then benefit other subscribers looking for the right redevelopment opportunity. Ultimately, this service provides opportunities for companies seeking out contaminated real estate in order to create new value in these assets through redevelopment. The hope is to create and capture a higher rate of return than with standard “green” real estate assets. As a bonus, LEED points may be captured for some of the redevelopment activities making some of these sites candidates to go into any number of newly surfacing “Green Funds” created by investment companies The following sites were formerly posted on “Share Candidate Sites” and were not redeveloped as far as we know. It is unknown if they are still available or what their current status is. If you have identified a prime site for your next development, but the site includes some environmental challenges and you are uncertain on how to proceed, SCS may be able to help. If you are a lender and are unwilling to foreclose on a property because of the fear of going on title of a contaminated property, we may be able to help.

Size: Two small parcels described as corner lots and located on the NE corner of Coastal Highway and 44th Street. The first parcel is approx. 15,000 square feet, and the second parcel is approx. 29,775 square feet. Description / Comments / Environmental Status: Lot type designation is commercial/industrial. Water and sewer taps are on-site. The site is currently listed as a “prime” location for a condo site in the heart of Ocean City, MD. Currently zoned for 42 condos. The view is described as a bay view. LCI allows for a restaurant or retail. Environmental Status: The smaller of the two parcels is a former site of a gasoline filling station and is currently contaminated with petroleum hydrocarbons. Remediation is being performed and paid for by the oil company, with completion expected in 2006. Remediation should not interfere with site development, particularly if condominium development includes parking on the first level. The larger of the two parcels has been single family residential.
