Potential future uses might include big box retail or logistic center, hotel, restaurant, etc., subject to current zoning. One of the parcels has a level of environmental impairment. The environmental control agency is willing to work with a developer to remedy the exiting environmental contamination and remains ultimately flexible in getting this site redeveloped. They have indicated that they would delay any site action for 30 days in order for a developer to consider the site and tie it up with an option. They also indicate their willingness to remain flexible in the level of investigation and any ultimate remediation or “fix”, as it would save them considerable dollars in doing this work them selves following a prescribed protocol. The site is currently valued at $1.5M and may be undervalued. Six miles north of the city of Palmetto in Manatee County Size: Roughly 450 acres Description / Comments / Environmental Status: The AST yard, ponds, and most of the manufacturing structures are in place. Details of the site structures are not available at this time. Although the tract is presently industrial in zoning and development, it has waterfront on Tampa Bay and is located immediately north of the regional ports authority dock with a cruise line passenger dock. Environmental Status: The EPA is presently conducting the cleanup, primarily consisting of treating the collected stormwater and leachate and discharging it to the Gulf. Between this facility and a sister site, the EPA has spent approximately $40 million and anticipates another $120 million to stabilize the site. The current owner has declared bankruptcy. There would be significant demolition and removal of gypsum stacks. It is possible that the ponds could be filled with some of the on-site materials. Known Community and/or Market Factors: To date, there are two redevelopment proposals on the table, one for car crushing and one for a recycling center. Description / Comments / Environmental Status: The parcel features 1,097 ft of frontage along Collins Street, which is experiencing commercial development and connects the site to Interstate 80 2 miles to the south. Most old industrial buildings are still present (499,000 sq. ft). The Des Plaines River is nearby to the West (the site appears to have water access through a canal), with commercial and residential development to the East. Other industrial-type development extends along the Des Plaines River to the north and South. A park is located just across Collins Street to the east/northeast of the parcel. Environmental Status: The marketplace has a perception that there are major environmental problems. US Steel does not believe this to be the case based on their “preliminary review,” but they have only recently initiated formal investigations (Phase I, Phase II) so solid information is not yet available, although it is expected that it will available in the near future. Some issues are certainly expected. (info may be available at this time) Known Community and/or Market Factors: The City of Joliet, on the outskirts of Chicago, is very enthusiastic about seeing this property redeveloped, and has talked about supplying financial incentives, including but not limited to a TIF. The City is willing to consider any type of redevelopment (commercial, residential, hotel, industrial). Market Status: It is our understanding that this site is still available. City/County /State: Ocean City, MD Property Name/Address: Ocean City Redevelopment Site, 103 44th Street, Ocean City, MD 21842 Size: Two small parcels described as corner lots and located on the NE corner of Coastal Highway and 44th Street. The first parcel is approx. 15,000 square feet, and the second parcel is approx. 29,775 square feet. Description / Comments / Environmental Status: Lot type designation is commercial/industrial. Water and sewer taps are on-site. The site is currently listed as a “prime” location for a condo site in the heart of Ocean City, MD. Currently zoned for 42 condos. The view is described as a bay view. LCI allows for a restaurant or retail. Environmental Status: The smaller of the two parcels is a former site of a gasoline filling station and is currently contaminated with petroleum hydrocarbons. Remediation is being performed and paid for by the oil company, with completion expected in 2006. Remediation should not interfere with site development, particularly if condominium development includes parking on the first level. The larger of the two parcels has been single family residential.
